The sunken and cracked concrete around your Sullivan County home is both an eyesore and a safety hazard. Whether you've experienced an uneven patio or cracked driveway, the problem is likely to get worse. Luckily, we offer an innovative solution!
Our experts use PolyLevel, a superior polyurethane foam solution. Small holes are drilled in the concrete, the foam is injected and the expanding foam lifts the concrete. The majority of contractors you will call use mudjacking instead of foam. Mudjacking is heavier, requires larger holes in the concrete and does not last as long as PolyLevel. Basement Systems of New York was able to help this homeowner take control back of their home by alleviating the humidity they were experiencing, as well the uncomfortableness they were having in their home due to it not being encapsulated.
To make sure that their home reaped all the benefits of being more comfortable we installed several different products to do this, we specifically installed 900 SQFT of CleanSpace, 190 SQFT of Closed Cell Spray Foam and our SaniDry XP dehumidifier.
By installing these products we were able to block the home from the earth, which ultimately allowed for the home to be more comfortable and bring peace of mind back to them about living in the home.
Every situation is different and every situation warrants a different solution to it, this is why our specialist are some of the best in business, more specifically because they can evaluate a situation and see how to correct both the problem at hand as well underlying causes. In this situation, we had to fix an uneven foundation, which had occurred due to settlement. The client had received several different proposals with differentiating solutions, but out of all of them, he knew that ours would alleviate all the causes at hand as well as stand the test of time.
To bring their home back to level we needed to install two 6" x17' Steel I-Beam girders and remove the wooden girders along with three SmartJack support systems to stabilize the floor joists and beams. By installing these systems we were able to alleviate the problem they were having with their foundation not being level, but as well sticking doors, windows that would not open, floors that were uneven and had a pitch in them and many more problems.
These new homeowners contacted Basement Systems of New York because they had water seeping into their basement, as well as an issue with high radon levels. After doing a quick search on google and seeing many of the projects that we had worked on in the past they knew that we were the company to call. Initially, our first attempt to provide them with a proposal of solutions in March of 2021 was canceled due to a conflict in their schedule. For a time they just put things on hold. After a few months, these homeowners reached out again to set up a new consult to be provided with a proposal of solutions to take care of the issues plaguing their home.
To take care of the water issue in their home we created a trench around the perimeter of their basement, where we installed our DryTrak waterproofing system, which we then tied into a lateral so that any an all water that would come up from their floor, as well as the other side of their crawl space would be diverted into our waterproofing system and then directed to our SuperSump plus sump system and discharged out of their home. We then applied CleanSpace to the walls, in doing so we encapsulated the space, doing this will ensure that no moisture or water will get into their space. Once this was completed we then spray on average 3" of closed-cell spray foam to achieve an R-Value of 19 on the ceiling and our Basementaire dehumidification system, these two items coupled together will ensure that their humidity levels stay low, but more importantly that their home is comfortable year-round. Finally, we installed our Radon Mitigation system in order to significantly reduce the levels of radon present in their home.
After completing this project, the homeowners could not believe the world of difference our systems made in improving the overall quality of their home. In hindsight, they wish they would have done this project sooner than later to start reaping the benefits sooner.
These homeowners contacted us as they were concerned with how their home had/was settling and wanted to take care of the issue at hand to make sure that their home was as structurally sound as possible. After our Design Specialist performed his inspection he explained to the homeowners that to take care of the issues at hand they would need to lift their entire home about ten feet into the air and then knock down their old foundation and rebuild it from scratch.
Once the home had been lifted to the approximate height we began the demolition portion of their existing foundation. Once the foundation had been completely removed we started to pour eight concrete footings for our new supports. Once we finished pouring our footings we then started to build our new block foundation. After completing their new block foundation the third-party company removed their strategically placed supports to lower the home down onto its new foundation.
Overall from the start to the completion of their project, these homeowners were extremely impressed with the overall process. They could not have been any happier with how their project turned out. More importantly than anything to them was that they now have peace of mind restored to them.
This homeowner contacted Basement Systems of New York originally in February of 2021 to have us come out and check the health of their crawl space for their knowledge. As well they were concerned with some issues that they were having with their sump pump system. Fast forward to October 2021 they decided to sell their home. Because they were selling their home they requested that our Specialist meet with them and their real estate agent to provide them with a proper proposal of solutions that would help them maximize their return on investment.
Upon our Specialist completing the inspection with their real estate agent, we determined that to bring their home up to code we would need to encapsulate and dehumidify their crawl space and support their home due to their floors sagging.
Since completing their project the homeowners were able to restore peace of mind to them for the short amount of time that they were living in their home. More importantly than anything to them was that they were able to sell their home quickly, as well as increase the value of their home, and recoup what they invested into their home.
Before calling Basement Systems of New York, these homeowners decided to have their landscaper put in a french drain to help alleviate the water issue they were experiencing. As their landscaper does not specialize in waterproofing, the system that he implemented failed. Because of the system failure water, was still allowed into their basement. More importantly, because of the excess amount of water coming into their home their foundation wall deteriorated and cracked. Because of all the issues, they were experiencing, along with the recommendation from their friends, and all the research they did, they knew that Basement Systems of New York could tackle the problems at hand.
To take care of the issues plaguing their home we first started by creating our trench along with laterals, which ran from the back wall of their basement to in front of their bilco door for our Dual Stage waterproofing system. Once all the debris from jackhammering was removed we then started laying our perforated pipe with gravel and TrenchDrain to create a path of least resistance, this system once fully laid was connected to our SuperSump Plus sump pump system with a forty-foot discharge line out to daylight. Once these systems were put in place we applied our carbon fiber stitching over the cracks in their walls, as well as reinforced their foundation wall with our CarbonArmor system.
Finally, before cleaning up the mess that we had created, we concreted over our system. Since installing our waterproofing and foundation support systems these homeowners have not experienced any water in their homes. As well the structural integrity of their foundation has been restored. More importantly, than anything we restored peace of mind to these homeowners. They now can sleep easily at night.
After saving one of this homeowners' falling bungalows he called us out there to inspect another property that he owned. Because of the amazing work we did saving his first property, he contracted us again to save another home of his. To take care of the issue at hand we had to temporarily support the home. Once it was temporarily supported we installed our steel i-beam with SmartJacks to lift, level, and stabilize the home. Once this was completed his home was not going to go anywhere.
These homeowners contacted Basement Systems of New York to see what could be done about the issues they were having with excessive moisture throughout the entirety of their crawl space and home, an excessive amount of heat loss, and a small foundation issue. With all these problems coupled together, their home was inefficient as well as cold.
In order for us to take care of the issues at hand for these homeowners, we installed several of our patented products, more specifically our CleanSpace crawl space encapsulation material with drain matting, 3" of R-21 Closed-cell spray foam on the exterior of the crawl space walls and box beam, and finally two SmartJack foundation stabilizers across the main girder.
Since completing this project these homeowners have noticed several things that have drastically changed such as the humidity level of their crawl space and home has dropped drastically, their HVAC system has not been having to work as hard as before and their home has been so much more comfortable, and that their home is now once again structurally sound with no more bouncing floors.
When this homeowner reached out to us, they were dealing with a host of troubling issues in their crawl space. Mold was spreading, humidity levels were soaring, and moisture seeped through the area. They noticed troubling signs of settlement, including warped floors and deteriorating girders and sill plates. The space was also plagued with mud and improper supports, making it a problematic environment.
We knew this was a serious situation, and our goal was to restore both safety and comfort to their home. To begin, we temporarily supported the house to ensure the safety of everyone while we worked on the repairs. Our first major step was to replace the old main girder with a new triple two-by-ten girder, reinforced by our advanced SmartJack and Stabil-Loc piering systems. This upgrade would provide the essential support needed to stabilize the home.
Next, we tackled the deteriorated sill plate by removing the old one and installing a new, sturdy replacement. We also addressed the rotten floor joists by sistering them—strengthening the joists that were still in good condition.
With the structural issues under control, we turned our attention to moisture management. We installed our patented sump pump to efficiently direct any water out of the crawl space. Then, we laid down a drain mat and our innovative CleanSpace vapor barrier across the entire floor. This not only helped in keeping the space clean but also prevented moisture from affecting the home above.
Finally, to combat any remaining humidity and moisture, we installed our Basementaire dehumidifier. This powerful unit ensures that the crawl space remains dry and comfortable.
Since completing the project, the homeowner's house is now structurally sound and has transformed into a much more pleasant environment. No longer plagued by moisture and mold, the space is a testament to the quality and effectiveness of our solutions.
