When this homeowner reached out to us, they were dealing with a host of troubling issues in their crawl space. Mold was spreading, humidity levels were soaring, and moisture seeped through the area. They noticed troubling signs of settlement, including warped floors and deteriorating girders and sill plates. The space was also plagued with mud and improper supports, making it a problematic environment.
We knew this was a serious situation, and our goal was to restore both safety and comfort to their home. To begin, we temporarily supported the house to ensure the safety of everyone while we worked on the repairs. Our first major step was to replace the old main girder with a new triple two-by-ten girder, reinforced by our advanced SmartJack and Stabil-Loc piering systems. This upgrade would provide the essential support needed to stabilize the home.
Next, we tackled the deteriorated sill plate by removing the old one and installing a new, sturdy replacement. We also addressed the rotten floor joists by sistering them—strengthening the joists that were still in good condition.
With the structural issues under control, we turned our attention to moisture management. We installed our patented sump pump to efficiently direct any water out of the crawl space. Then, we laid down a drain mat and our innovative CleanSpace vapor barrier across the entire floor. This not only helped in keeping the space clean but also prevented moisture from affecting the home above.
Finally, to combat any remaining humidity and moisture, we installed our Basementaire dehumidifier. This powerful unit ensures that the crawl space remains dry and comfortable.
Since completing the project, the homeowner's house is now structurally sound and has transformed into a much more pleasant environment. No longer plagued by moisture and mold, the space is a testament to the quality and effectiveness of our solutions.
This homeowner was concerned with the structural integrity of two of their two bungalows. They believed that the bungalow's headers and footers of their foundations needed to be repaired, as the bungalow's in question had sunken. Because of what was occurring with the structures and previous projects that we had performed for other clients in the near vicinity, they contacted Basement Systems of New York to figure out what was going on. Upon our Specialist finishing his inspection, he was able to confirm their thoughts. Due to how thorough our Specialist was during their consultation, they wanted us to complete the project for them.
To take care of the issues at hand, we started digging down approximately four feet to install our sono-tubes. Once our sono-tubes were fully installed we poured our concrete on top of them to create our new poured footings. These footings would be the base for our SmartJack support systems with steel i-beams. After installing our support systems, we then sistered all of the floor joists of the bungalows. By applying these systems, we were able to lift, level, and stabilize the two bungalows.
During the project, the homeowner could see an improvement in the structural integrity of the bungalows from us just applying our temporary supports. After lifting, leveling, and supporting the structures, they saw a tremendous change. Overall this homeowner could not have been any happier with how their project turned out. Because, of our help, they now can live in their home year-round without the fear of it falling down. More importantly than anything we were able to restore peace of mind back to them.
This home's foundation was in need of serious help. Their original foundation wall had multiple areas that contained stair-stepping cracks. These cracks in their wall made it start to bow and deflect inward. After putting this work off for years, they knew they needed to take care of the issue before their home fell over. Because of previous projects we had completed, these homeowners knew that Basement Systems Of New York was the company to take care of their issue.
To take of the issue, we first temporarily supported their home. Once this was accomplished, we saw cut their black top to start digging down approximately twelve feet to uncover the foundation. We then knocked down their old block foundation wall. Next, we strategically lowered cinder blocks and cement into our trench. By doing this, we had the essential materials needed in order to rebuild their foundation wall. Once done we removed our temporary supports and backfilled the area that we had disturbed with a rough grade.
Since completing their project, they have noticed that their floors don’t bounce, creek, items in their home are level again, and much more. Most importantly, they are now not worried that their home will fall over, and they can sleep easily at night. They are so glad they decided to invest in their home and protect it with a professional company.
Due to where this home was built this homeowner's foundation was originally built on hard rock soil. The soil that their home was built on ultimately led to the cracking of their foundation, as well as the sinking of it. Due to this they knocked the original foundation down and built a new foundation on their existing soil. Due to not building the foundation on virgin soil the second time around the issues that they had dealt with their old foundation occurred again. Because they were tired of having to worry about living in an unsafe home these homeowners contacted Basement Systems of New York to see what could be done to help rectify their home's foundation.
To rectify the situation at hand we had to dig down several inches to get underneath their footing. Once we were underneath their footing we strategically implemented four Stabil-Loc push piers underneath their foundation, two on the right-hand side, one in the center, and one on the left-hand side. Our Stabil-Lock push pier systems once fully installed would allow for us to properly level and support their home. Next, we installed four Smartjacks foundation support systems underneath their main girder in their crawl space to distribute the weight of their home properly. Finally, before backfilling we filled the void that was created by us truing their home, by doing this we were able to ensure that no additional foundation issues will occur.
Even before their project was completed these homeowners could notice a significant difference in how their doors and windows opened, as well as how level their floors were. Once the project was fully completed they could not believe that the issues that they had been dealing with for several years were finally gone and they could sleep well at night knowing that their home would not sink ever again.
Our clients faced water infiltration issues due to a hill behind their house and a pool with a retaining wall. Heavy rains and rising water tables flooded the mulch beds, causing water to seep beneath the pool liner and into the basement. Unsure if the retaining wall needed replacement, they also had a leaking Egress Window.
To address the problem, we excavated around the foundation, removed the Egress Window, and constructed a new footing. After installing a frame for a new door, we applied a comprehensive waterproofing system and installed a Schedule 35 pipe for gravity discharge. Finally, we waterproofed the interior of the foundation.
Since completion, the homeowners haven't experienced any water penetration issues. They're pleased with the investment in their home and resolution of the problem.
